Integrating ESG into our Culture

Our commitment to the constantly evolving principles of Environment, Social and Governance (ESG) remains strong, as exemplified by the fact that ESG is a core business goal and not just a supplement to our overall business planning. Our commitment to creating shared value is aligned with the robust policies of our Sponsor Group, thus ensuring the adoption of global best practices.

Our consideration of ESG principles begins right at the design and acquisition stage. Our sustainable design guidelines serve as a detailed framework for new construction, laying down key tenets related to energy efficiency, water efficiency, waste management, building materials, health and well-being, and site and external development. These guidelines allow us to align with best practices related to green building certification, health and safety at the construction and occupancy phases, pollution prevention targets and community development.

Sustainability First

One of our long-term goals is to improve our sustainability performance and reduce our environmental footprint. As we work towards achieving our aim of a Net Zero future, we strive to reduce the use of energy, water and other natural resources, avoid generation of waste and minimize our carbon footprint.

At Brookfield India REIT, we are working closely with all our stakeholders to achieve Net Zero carbon future by 2050 or sooner. Using 2019 as our baseline, we have defined the interim portfolio improvement targets mentioned below, and intend to set science-based targets in the near future.

Our Key Objectives and Takeaways:

Reduce greenhouse gas emissions, energy and water consumption in our new and existing buildings.

  • 10% reduction in energy consumption by 2025
  • 10% reduction in GHG emissions by 2025
  • 10% reduction in water consumption by 2025

Improve waste diversion at our sites.

  • 90% of waste diversion from landfill by 2025

Achieve net zero by 2050 or sooner.

  • 30% increase in renewable energy use by 2025
  • Building certifications for 95% of the portfolio by 2025
  • Environmental data monitoring for 100% of the portfolio by 2025

Nurturing a Sustainable Community

We believe stakeholder engagement to be as much a measure of our success as business performance.

We have adopted a multi-pronged approach to social investment, which is focused on capacity-building and supporting programs designed to create a long-term, sustainable impact on these communities. Brookfield India REIT is socially conscious, responsible and believes in actively contributing towards community development. With this objective, several CSR initiatives have been undertaken catering to the underprivileged members of society. These include imparting education and creating awareness, providing meals, health services and developing communities and villages.

Within our own organization we are constantly working to nurture an inclusive and safe work environment that is conducive to the growth and development of our personnel. We have implemented a set of policies that ensure respect for human rights, equal opportunity, health and well-being, and constant development for our workforce.

Our Key Objectives:

  • Establish programs to increase and integrate diversity in recruitment, and actively develop new pools of talent.

  • Provide employees with regular training, expand mentorship programs and incentivize continuous professional development across the organization.

  • Continue to support our tenants and visitors by prioritizing placemaking and universal access in our design process, to contribute to a pleasant experience at our centers

COVID19

COVID19 spread to a majority of countries across the world, including India, in the calendar year 2020. The World Health Organization declared the outbreak of COVID-19 to be a public health emergency of international concern on January 30, 2020, and a global pandemic on March 11, 2020.

Our Manager has undertaken several significant initiatives at the office parks in response to the pandemic and to promote the health and safety of tenants and visitors. Such initiatives include:

  • Redistribution of standard operating procedures to all tenants
  • Maintaining frequent communication with all tenants
  • Status check through ‘Aarogya Setu’ App
  • Implementing and enforcing social distancing measures
  • Conducting temperature checks with thermal cameras and infrared thermometers

  • Restricting the number of personnel that use elevators and common areas at any given time

  • Distributing sanitizers
  • Regulating traffic flow
  • Installing automatic sanitizing systems
  • Disinfecting the premises
  • Installing electrostatic filters
  • Monitoring air quality and conducting periodic fumigation
  • Biannually undergoing Safeguard Label Certification by Bureau Veritas for Health & Hygiene

Maintenance personnel at the office parks have been equipped with personal protective equipment and have been trained for maintaining COVID-19 safety protocols. In addition, our Manager is in the process of evaluating measures for contactless elevator controls and improving air quality.

Our Manager is closely monitoring the impact of COVID-19 on all aspects of our business and operations, including its impact on the tenants and the preventative or protective actions of the central, state and local Governments on the relevant aspects of the Initial Portfolio.

Our Manager has also focused on maintaining business continuity and operational efficiencies during the lockdown and is evaluating various cost reduction measures.

  • A significant level of Sponsor Group ownership in the Brookfield India Real Estate Trust (on a post-Offer basis) creates an alignment with the interests of Unitholders

  • Entirely performance-linked fee structure for our Manager
  • Balanced board composition of our Manager between independent and Brookfield directors
